  1. Booking

    Bookings can be made by telephone or email, and will be confirmed by us (by post or email) on receipt of 25% deposit. The written confirmation that you receive from us (by post or e-mail) is our contract with you, and it binds you to the following terms and conditions (you statutory rights are not affected by these terms and conditions).

    On receipt of your booking confirmation, please notify us immediately if it contains any errors.

    We reserve the right to amend prices without notice, but once a booking confirmation has been issued, we guarantee that the price will not increase, unless the booking is amended.

  2. Payment

    Payments can be accepted by cheque or bank transfer. Please make cheques payable to Mr R & Mrs J Walker. Bank transfer details are available on request.

    If your booking confirmation is issued more than 12 weeks before the holiday commencement date, you will need to pay a deposit of 25% of the holiday price immediately. The balance will then be due 12 weeks before the holiday commencement date.

    If your booking confirmation is issued less than 12 weeks before the holiday commencement date, you will need to pay for the holiday in full immediately. All payment forms are accepted.

    If your booking confirmation is issued less than 2 weeks before the holiday commencement date, you will need to pay for the holiday in full immediately by bank transfer.

    In the event of late or non-payment, we reserve the right to cancel your booking. We will refund any deposit already received (less a £30 administration fee) if we are able to re-let the property for the period originally booked by you.

  3. Cancelling a booking

    Cancellations can only be accepted in writing. We will make every effort to re-let the property booked by you. If we are successful in doing this, we will refund any monies already received from you (less a £30 administration fee). Otherwise no refunds can be given.

  4. Change of dates

    We will accept transferral of a booking to alternative dates, under the following conditions:

    1. That you give us at least 12 weeks notice of your request to transfer your booking
    2. That you pay the difference in cost between the holiday originally booked and the revised holiday, where the revised holiday costs more.

    We will refund any difference should the revised holiday costs be lower, less and administration fee of £30.

  5. The holiday property

    The minimum stay during high seasons is 7 nights. Weekly bookings run from Saturday to Saturday. Outside the high seasons shorter breaks may be available by agreement with us and may have an alternative changeover day.

    You will be able to access your property by 4.00 p.m. on the start date of your holiday, and must vacate the property by 10.00 a.m. on the last day (these times may be extended in some cases).

    You will be sent instructions about keys, and about accessing the property before your holiday commencement date.

    There may be small differences between the property itself and photographs and/or descriptions shown on the website or other literature.

    The property will be clean and ready for you on arrival. You agree to take all reasonable care of the property and all its contents, and to leave it clean, in good order and contents in the same condition that you found them on your arrival. We will require a £150 breakages deposit in addition to your booking deposit. This will normally be returned to you within 28 days of departure, provided that there are no deductions to be made as a result of damage, chargeable phone calls, excessive broadband use or failure to comply with the booking terms and conditions. Where any items have been broken, damaged, lost or removed and/or where additional cleaning or maintenance costs have been incurred, you will be liable for any costs so arising.

    The number of persons occupying a property must not exceed the maximum number stated on the confirmation of booking form.

    The property cannot be used for any commercial purpose during the course of your stay.

    All bed linen (not cot) is supplied for the duration of the rental period. Towels are available for hire.

    Please note that for the comfort of other guests smoking is not permitted. Dogs may be accepted in the property by agreement with us from September through to March.

    We reserve the right to enter the property at reasonable times to inspect it or to carry out repairs or maintenance work. In the event of an emergency we reserve the right to enter the property without prior notice. We will always maintain your privacy.

  6. Broadband and telephone

    If you have your own laptop or other device, broadband access is available for guest's use at Coast Cottage.

    Guests will be advised prior to visiting the property of the broadband usage limit included within the weekly rental cost. If you end up going over your usage limit, we will make a charge of £5/GB used over and above the weekly limit. This will be deducted from your breakages deposit.

    Broadband use should under no circumstances be used to send spam or other unsolicited email, for illegal use (e.g. unlawful file sharing), anti-social uses or uses likely to bring Coast Cottage into disrepute.

    Guests will be wholly liable for the consequences of any misuse of the broadband

    Guests may use the telephone provided to make UK landline calls (including 0845 numbers) within the weekly rental cost for Coast Cottage. We will charge for calls at-cost to mobiles, international numbers and others that are subject to a charge e.g. 118, 0844 & 0870 numbers. This will be deducted from your breakages deposit.

  7. Complaints

    In the event of a complaint, please notify us immediately so that we can endeavour to rectify the problem.

  8. Liability and insurance

    Under no circumstances will we be liable for any damage, injury or loss to you or any member of your party or your property except where exclusion or limitation of liability is otherwise prohibited by law.

    If the property becomes unavailable or unusable for some reason prior to the commencement date of the holiday, then our obligation will be to use our best endeavour to rectify the matter that has rendered the property unusable, or failing that to reimburse any monies received.

    We recommend that you take out your own travel insurance, which includes cover for cancellations.

  9. Law

    This contract between you and us is subject to English Law.
